One of One Developments has announced the opening of its new headquarters, marking a strategic step to support operational growth and upcoming projects in New Cairo, Sheikh Zayed, and coastal destinations.

During the launch event, attended by Mostafa Salah, CEO, and Mahmoud Tammam, Vice Chairperson, the company also unveiled updates on its flagship residential project Grounds in New Cairo.

The Grounds development features a diverse mix of two- to four-bedroom apartments, with more than 80% of the site dedicated to green and open spaces, including a central park spanning 11 feddans. International planning firm EDSA has been appointed to design the masterplan.

Salah emphasized that the new headquarters reflects the company’s transition into a new phase of expansion, aiming to consolidate its position in Egypt’s real estate market through a pipeline of integrated communities.

He highlighted the success of the company’s Bridges project in Sheikh Zayed, which achieved EGP 1.5bn in sales within just two and a half months, underscoring strong demand for One of One’s developments.

The company stated that its strategy focuses on delivering integrated residential communities aligned with evolving market demand and modern planning standards.

PRE Group announced the completion and full delivery of its Hadaba residential project in 6th of October City, while continuing construction works at Ivoire West in Sheikh Zayed City.

The company said it is progressing with phased deliveries at Ivoire West, with the first phase scheduled for handover by the end of 2026.

Located in 6th of October City, Hadaba is a residential development built with investments of approximately EGP 4bn. The project comprises 158 villas, including standalone units, twin houses, and townhouses.

According to the developer, the project has been fully delivered, including residential units and shared facilities. Situated within a residential district overlooking the Giza Plateau, the development was designed with a focus on low-density living and expansive green spaces.

The project also includes planned components such as a boutique hotel and serviced apartments, expected to be developed in partnership with an international hospitality operator that has yet to be announced. Facilities within the compound include a social club and sports amenities.

Meanwhile, construction continues at Ivoire West, a larger mixed-use residential development spanning around 76.72 acres in Sheikh Zayed. The project includes more than 1,000 residential units targeting different customer segments, alongside landscaped areas, water features, open spaces, and central gardens.

A commercial and administrative component known as ZIG is also under development within the project. Covering approximately 75,676 square metres, it is intended to serve residents and visitors through retail outlets and office spaces.

PRE Group also announced a partnership with Seven to provide financing solutions for customers seeking home finishing and furnishing services. The arrangement enables buyers to access instalment-based options for interior completion works, aiming to simplify post-purchase processes.

According to Waleed Zaki, the company continues to advance projects across its portfolio in East and West Cairo, in addition to coastal destinations including Ain Sokhna and the North Coast.

He noted that ongoing development at Ivoire West aligns with the company’s broader strategy of creating mixed-use communities that combine residential offerings with commercial and service components.

Established in 2007, PRE Group has developed a portfolio of residential and mixed-use projects across multiple locations in Egypt, including West Cairo, East Cairo, and coastal regions.

Makkah Developments has announced a strategic partnership with Golden Tulip, part of Louvre Hotels Group, to provide hospitality and operational services within the Rowaq residential project in Sheikh Zayed City.

The agreement includes plans for a four-star hotel and branded residential units, alongside hospitality-style services and operational management for the wider community. Facility management will cover landscaping, maintenance, and day-to-day operations, with optional resident services such as housekeeping and concierge support.

The company said the partnership reflects its broader strategy to integrate hospitality and residential components within mixed-use developments. Smart infrastructure systems will also be introduced in cooperation with a telecommunications provider to support internet connectivity and digital services.

The Rowaq project was designed by Criteria Design Group under the supervision of architect Hisham Hilal. The development includes villa units, with the first residential phase now underway in Sheikh Zayed City.

Golden Tulip, part of Louvre Hotels Group, manages more than 1,700 hotels across over 70 countries through a portfolio of hospitality brands.

Makkah Developments stated that the collaboration aims to strengthen operational standards and service management within the project, reflecting a growing trend in Egypt’s real estate market toward integrating hospitality, smart services, and property management into residential compounds.

TLD has announced the launch of Westrict, a new mixed-use development in Sheikh Zayed, which will include a Tribute Portfolio Hotel & Residences in partnership with Marriott International.

The project is strategically located along the Cairo-Alexandria Desert Road within a rapidly expanding development corridor linking key destinations such as the Grand Egyptian Museum and Sphinx International Airport, reflecting rising investment momentum in West Cairo.

According to the company, Westrict is designed as an integrated development combining residential, hospitality, administrative, and commercial components within a unified operational framework. The project spans a built-up area of approximately 60,000 square metres.

The development will feature a 123-room Tribute Portfolio hotel alongside around 250 serviced residential units. It will also include 110 administrative units and a retail component expected to host a range of brands and dining outlets. The project incorporates design features aimed at enhancing energy efficiency and environmental performance.

The agreement between TLD and Marriott International was signed in Cairo, attended by Ahmed El-Tayebi, Chairperson of TLD; Omar El-Tayebi, CEO of TLD; and Shady Hassan, Vice President of Development for North Africa at Marriott International, along with representatives from both sides.

Hassan said the project builds on Marriott’s ongoing collaboration with TLD following a previous development, and reflects the group’s strategy of partnering with developers that meet its operational and design standards.

Ahmed El-Tayebi noted that the project aligns with TLD’s expansion strategy in West Cairo, particularly in areas benefiting from infrastructure upgrades and growing tourism activity. He added that the location is part of a broader shift positioning West Cairo as a hub for hospitality and mixed-use developments.

Omar El-Tayebi said the partnership aims to introduce international hospitality standards within an integrated environment that combines residential and commercial offerings.

TLD added that the project is being developed in collaboration with a number of international and local firms, including L35 Architects for design, Savills as commercial advisor, and El Ghoneimi Architects for interior design.

Founded in 2019 as part of El-Tayebi Holding Group, TLD develops projects across several locations in Egypt, including Mostakbal City, Sahl Hasheesh, and the New Administrative Capital. The company said Westrict forms part of its broader expansion plans in West Cairo.

SIAC Developments has signed a series of strategic partnerships and memoranda of understanding with specialized companies to advance its flagship Rewaya project in Sheikh Zayed City.

The agreements include collaborations with Vodafone Egypt and E Power, alongside MoUs with SIAC Asset & Facility Management, NatGas, and Active Brains Consulting Group. These partnerships aim to embed telecommunications, energy, facility management, and engineering consultancy services into the project from its earliest development stages.

Spanning approximately 17 feddans, the Rewaya project carries total investments estimated at EGP 5bn. Located on Al Nozha Street in Sheikh Zayed, it is planned as a residential community supported by integrated infrastructure and services.

Nahla Al-Ebeiary, Managing Director of SIAC Developments, said the partnerships reflect the company’s strategy of incorporating specialized expertise into project planning and execution. She emphasized that early coordination with service providers is designed to enhance operational efficiency and ensure long-term asset management.

Under the agreements, Vodafone Egypt will deliver telecommunications infrastructure, including connectivity and digital systems. E Power will oversee electrical infrastructure, while NatGas will study and potentially implement gas network solutions.

SIAC Asset & Facility Management will manage post-construction operations, including maintenance and property management, while Active Brains Consulting Group (ABCG) will provide engineering consultancy and quality control services during construction.

According to the company, construction is progressing on schedule. The development will feature a mix of residential units—including apartments, duplexes, and twin villas—with a significant portion of the land allocated to open spaces and shared amenities.

SIAC Developments noted that Rewaya forms part of its broader expansion strategy in West Cairo, building on its portfolio of residential and mixed-use projects.

Gates Developments has completed the delivery of its Gates Privé residential project in Sheikh Zayed one year ahead of its contractual deadline, the company announced during a site visit for journalists.

Hassan Nasr, CEO of Gates Developments, said the milestone was driven by the company’s wholly owned construction arm, Gates Con, which allowed for tighter quality control and accelerated timelines across all phases. Nasr stated that the early delivery was achieved without compromising on specifications or finishing quality.

The project, which spans 17 feddans, consists of 98 residential units designed by architect Raef Fahmy. The development follows a low-density community concept, with 85% of the total area dedicated to landscaping and roads. Located approximately two kilometres from Walk of Cairo, the site is situated near Mall of Arabia and Arkan Plaza.

During the tour, the company provided updates on its broader portfolio. Construction at the Privé Mall has reached nearly 60% completion, with delivery scheduled for the end of 2026. At Gates Lugar in New Sphinx City, located on the Cairo–Alexandria Desert Road opposite Sphinx International Airport, construction of the 935-unit project has reached approximately 25%.

Progress was also noted at the Space Commercial Complex in Sheikh Zayed. The mixed-use project, which covers 33,600 square metres and includes 545 units, is 25% complete, with the first phase expected to be delivered within two years. Ezz El-Arab Group has reached an agreement to acquire an entire building within the complex for its West Cairo headquarters.Additionally, Gates Developments is in final negotiations with a major hypermarket operator for the site.

The developer’s portfolio includes several other projects, such as West Gate in 6th of October City, Plaza Espana in West Cairo, Audaz Mall in the New Capital’s Financial District, and the Catalan residential project. The Venia mixed-use development is scheduled for delivery in 2027.

In the coastal sector, the company is developing LYV Caesar in Ras El Hekma. The 206-feddan project includes 3,008 units and a 150-room hotel with a 400-metre beachfront. Deliveries are slated to begin in 2029, though a portion of the first phase is scheduled for 2026.

Nasr described 2025 as a “year of facts” for the company as strategic plans transition into tangible results. Gates Developments is targeting the delivery of 972 units in 2026 and plans to launch two new projects in Sheikh Zayed, covering 70 feddans and 23 feddans respectively.

Golden Land Development has launched its first residential project, the Naseem compound, in the Green Revolution area of Sheikh Zayed City, with total investments estimated at EGP 5bn.

The project is chaired by Kotb Mokhtar, with executive management led by Mohamed Hamdy, chief executive officer, and Ahmed Abdel Rahman, chief commercial officer.

Mokhtar said the project enjoys a strategic location near the Cairo–Alexandria Desert Road, El Nozha Street, Sphinx International Airport and the Grand Egyptian Museum, placing it within one of Sheikh Zayed’s fast-developing districts.

Naseem compound is being developed across 8.5 feddans, with a construction footprint of 27%, while the remaining area is dedicated to landscaped green spaces and artificial water features.

The development comprises residential units ranging from one to four bedrooms. Buildings are designed to accommodate four, six or eight apartments per floor, offering a variety of unit sizes and layouts to suit different needs.

Project implementation is overseen by CEO Mohamed Hamdy in cooperation with ADC, with Sheikh Abdulaziz bin Nasser Al Thani contributing advisory expertise in luxury residential and commercial developments.

Unit prices start at EGP 35,000 per square metre, with a 10% down payment and instalment plans extending up to 10 years. During the pre-launch phase, buyers can secure units with a refundable booking deposit of EGP 50,000.

Golden Land Development has previously delivered several projects, including Mini Compound Ladress, Stip Mall and developments in Beit Al Watan, forming part of the company’s growing portfolio in Egypt’s real estate market.

Egyptian real estate developer One of One has announced the launch of two new integrated projects — Bridges in Sheikh Zayed and Grounds in New Cairo — marking a significant step in its expansion strategy to deliver sustainable, people-focused communities across Egypt.

Bridges, located on 10 feddans along the 26th of July Axis, is designed as a mixed-use business and commercial hub. The project features more than 200 retail units and restaurants, 250 medical clinics, 600 administrative offices, and a business hotel with full hospitality services, in addition to a health club.
Designed by Raef Fahmi Architects, Bridges combines modern aesthetics with functionality through open façades and efficient layouts that balance privacy, natural light, and accessibility.

Meanwhile, Grounds, set over 50 feddans in the Sixth Settlement, New Cairo, offers a mixed-use environment integrating residential units, flexible office spaces, and commercial facilities. Developed in collaboration with EDSA for master planning and Innovation Design Studio for architecture, the project embraces a biophilic and pedestrian-friendly approach that connects residents with nature while ensuring comfort and convenience.

The community will feature a social club, mosque, community centres, landscaped gardens, retail and dining areas, sports facilities, and technology-enabled security systems.

Commenting on the launch, Mostafa Salah, CEO of One of One, said the projects “reflect the company’s focus on integrated development that balances living, working, and leisure within sustainable, well-designed environments.”

Both developments embody One of One’s long-term vision of creating functional, inclusive communities rather than isolated projects—emphasising sustainability, practicality, and an enhanced user experience across Egypt’s evolving real estate landscape.

EDIC Developments has announced the launch of two major projects in Cairo — DR5, a medical complex in New Cairo, and Celestia, a dedicated gold and jewelry mall in Sheikh Zayed — in collaboration with Saudi investor Rabah Al-Khatib. The projects, backed by Egyptian-Saudi investments, are part of the company’s broader expansion strategy aimed at diversifying its portfolio across key sectors.

Amr Zaki, Chairperson of EDIC Developments, stated that the DR5 project is a purpose-built medical center located in the Al-Yasmeen 5 area of the First Settlement in New Cairo. Spanning 1,500 square meters over three floors, the facility will include 71 clinics, a pharmacy, a medical laboratory, and a radiology center. EDIC is working with a number of specialized local and regional partners to ensure the project meets the highest development and operational standards.

Zaki emphasized that DR5 is designed to consolidate a wide range of specialized clinics and medical services under one roof, creating a comprehensive healthcare destination. He also noted that construction began ahead of the official launch, with the structural columns completed within just two months. The concrete structure is on track to be finalized within five months, reflecting the company’s focus on fast-track delivery without compromising on quality.

An agreement has already been signed with the World Center for Oral and Maxillofacial Surgery and Dentistry, which will occupy an entire floor within the facility to establish a state-of-the-art surgical center. Additionally, AFS has been appointed as the engineering consultancy, alongside partnerships with GP and Medical Algorithm to ensure top-tier design, management, and operational execution.

The second project, Celestia, is the first mall in Sheikh Zayed specifically developed to host a concentrated cluster of gold traders. More than a retail space, it is positioned as a specialized hub that serves both local consumers and regional markets, reinforcing Egypt’s standing in the gold and jewelry industry.

Rabah Al-Khatib, the Saudi investor and strategic partner in the venture, highlighted the significance of the collaboration and signaled interest in future joint projects. He noted that their experience in the healthcare sector, particularly through Global Care Hospital in Riyadh, laid the foundation for this expansion into Egypt. With its promising investment landscape, Al-Khatib said the partners are targeting between EGP 2bn-3bn in future investments, identifying Egypt as one of the region’s most attractive markets. He added that East Cairo, in particular, represents the future of urban and medical development. DR5, he said, will add strong value to the healthcare sector, while Celestia supports the ongoing growth of Egypt’s gold and jewelry ecosystem.

Mohamed El-Daly, CEO of AFS, confirmed that his company will oversee long-term facility strategies aimed at maximizing operational efficiency and asset lifespan. Mohamed El-Alam revealed plans to establish a specialized surgical center within DR5, which he described as the first step in a broader vision that includes future expansions into Saudi Arabia. Mohamed Hamed, CEO of GP, stressed the importance of embedding sustainability and quality from the earliest stages of development. Mahmoud Lashien, CEO of Medical Algorithm, noted the project’s innovative approach to managing and operating medical facilities. Meanwhile, Ahmed Fouad Sabry explained that Celestia’s design was developed to directly respond to the needs of the gold and jewelry industry. Mahmoud Mamdouh, representing EDIC Developments, added that the second phase of Celestia will introduce expanded services, further solidifying its position as Sheikh Zayed’s primary destination for gold trading.
