One of One Developments has announced the opening of its new headquarters, marking a strategic step to support operational growth and upcoming projects in New Cairo, Sheikh Zayed, and coastal destinations.

During the launch event, attended by Mostafa Salah, CEO, and Mahmoud Tammam, Vice Chairperson, the company also unveiled updates on its flagship residential project Grounds in New Cairo.

The Grounds development features a diverse mix of two- to four-bedroom apartments, with more than 80% of the site dedicated to green and open spaces, including a central park spanning 11 feddans. International planning firm EDSA has been appointed to design the masterplan.

Salah emphasized that the new headquarters reflects the company’s transition into a new phase of expansion, aiming to consolidate its position in Egypt’s real estate market through a pipeline of integrated communities.

He highlighted the success of the company’s Bridges project in Sheikh Zayed, which achieved EGP 1.5bn in sales within just two and a half months, underscoring strong demand for One of One’s developments.

VIE Communities, a newly formed Egyptian-Emirati real estate alliance, has officially launched in Egypt with plans to develop two landmark projects in New Cairo, representing combined investments exceeding EGP 150bn.

The partnership brings together Future of Egypt for Investment and Development, Glamour Jewellery, and UAE-based Damas Real Estate.

The first project, Vie Collective, is a mixed-use development strategically located on the Middle Ring Road in New Cairo. Spanning 186 feddans, it will integrate residential, commercial, administrative, and hospitality components. The residential offering will include villas, twin houses, townhouses, duplexes, and apartments. Investments in Vie Collective are projected to surpass EGP 100bn, with targeted sales exceeding EGP 200bn.

The second project, Vie Halo, is being developed in partnership with Nations of the Sky within the Zomra East development in New Cairo. Designed as a mixed-use investment destination, Vie Halo will feature commercial, administrative, hospitality, medical, and social club facilities. Investments are estimated at more than EGP 50bn, with targeted sales expected to exceed EGP 90bn.

Tamer Abdel Shafi, Chairman of VIE Communities, said the alliance reflects deepening Egyptian-Emirati cooperation in real estate and aims to deliver projects that capture long-term growth opportunities in Egypt’s market. Vice Chairman Tarek Soliman emphasized that the developments are tailored to evolving demand, combining residential, commercial, and investment components.

CEO and board member Haitham Samir noted that the company’s strategy centers on integrated urban developments built around sustainability, long-term planning, and diversified real estate products.

The board also includes Tawhid Abdullah, Saeed Ghanem Al Suwaidi, and Tamer Nabil.

VIE Communities said the launch underscores continued investor confidence in Egypt’s real estate sector, particularly in East Cairo and mixed-use developments.

Dar Al Alamia Developments has commenced construction on Acasa Alma, a residential community in the Sixth Settlement area of New Cairo, with total investments estimated at EGP 7bn.

Spanning 16 feddans, the project features townhouses, duplexes, and apartments, with more than 85% of the land dedicated to landscaped and open spaces. Designed as a low-density residential model, Acasa Alma will also include service and recreational facilities to support daily living needs.

The company announced a partnership with Frontline Consulting to manage sales strategy and revenue planning.

Ahmed Saleh, CEO of Dar Al Alamia Developments, said the project reflects the company’s commitment to developing residential communities that respond to evolving market demand and customer preferences, while emphasizing sustainability and modern urban planning standards.

Engineering design is being handled by GID Integrated Designs Group, while Inversion for Consultancy, Project Management, and Development is overseeing consultancy and project management services.

Dar Al Alamia noted that Acasa Alma is part of its broader expansion in Egypt’s real estate market, following the launch of Acasa New Cairo in 2021 and Acasa Mia in 2023.

Egypt opened its first premium tax services centre in New Cairo on Tuesday evening, marking the start of a nationwide rollout aimed at simplifying procedures for investors and widening the country’s tax base.

Prime Minister Mostafa Madbouly inaugurated the facility at the SODIC administrative centre, accompanied by Finance Minister Ahmed Kouchouk. Madbouly stated that the government aims to create a real partnership with the business community by implementing further tax reforms and facilities, which will help foster a stable and attractive business environment that meets the needs of local and international investors.

The prime minister noted that the government targets the establishment of several premium tax centres across the country to provide efficient, fast, and easy services. He added that the overarching goal is to build a fair, simplified, and stimulating tax system to achieve economic growth and stability.

Finance Minister Ahmed Kouchouk emphasised the ministry’s commitment to raising taxpayer satisfaction through these new centres, highlighting the enhancement of digital transformation and the launch of electronic services to change the tax reality for the better. He stated that the ministry seeks to widen the tax base and gain the trust of the business community through further tax facilitations.

Addressing tax authority employees directly, Kouchouk said, “Every simplified procedure done today will translate into more trust and partnership tomorrow. Simplify and make things easy, as much as you can.”

He added that the ministry cares about periodically measuring feedback from the tax community to ensure the continuous development of services, noting that they are always ready to hear any ideas for development and innovation to provide additional premium services to the taxpayer.

Egypt opens first premium tax services centre in New Cairo to simplify investor procedures

Rasha Abdel Aal, Head of the Egyptian Tax Authority, announced that two new premium tax service centres will open soon in New Alamein and Sheikh Zayed. She stated that the authority targets providing highly premium services to permanent and compliant taxpayers, thereby driving the shift towards a customer service culture.

The inauguration was also attended by Ramy Youssef, Assistant Minister of Finance for Tax Policies, and Ibrahim Sarhan, Chairman and Managing Director of e-finance.

Khaled Abdel Ghani, CEO of eTax, stated that his company has highly efficient and skilled teams providing technical support and flexible engagement with the business community. He said eTax looks forward to providing more advanced, distinct, and stimulating services to attract new taxpayers to voluntarily widen the tax base. Abdel Ghani also pointed to the introduction of a mobile application for electronic tax services, alongside a call centre to evaluate performance levels.

Regarding the specific operations of the New Cairo centre, Abdel Ghani noted it offers expedited services without wait times. These include voluntary registration for taxpayers, data amendment, renewing and issuing replacements for lost or damaged tax cards, certificate issuance, and simplified registration.

The facility manages electronic invoice and receipt services, encompassing registration, portal activation, resending invitations, coding of goods and services, point-of-sale registration, and visit requests. Furthermore, the centre offers technical support for all digital tax systems and the real estate tax system, including registration, declarations, and payments, as well as services for the real estate transaction tax application regarding registration, submission, and payments.

Livingyards has announced that the total investment value of its project portfolio has exceeded EGP 30bn, with targeted revenues projected to surpass EGP 50bn in the coming years.

As part of its growth strategy, the company appointed Abdullah Lotfy as Managing Director to strengthen operations and support the next phase of development. Lotfy emphasized Livingyards’ focus on building integrated residential and mixed-use communities that align with evolving market demands and deliver long-term value for customers and investors.

He highlighted The Loft Residence Compound in the New Administrative Capital as a flagship project. Spanning 22.5 feddans, the development allocates approximately 81% of its area to green spaces and services. It includes around 900 residential units ranging from 78 to 434 sqm, with multiple finishing packages tailored to diverse customer needs.

Lotfy also pointed to Solay in New Cairo as a key development within the portfolio. Extending over nearly 31 feddans in the Golden Square, Solay is designed as a fully integrated villa community with residential and luxury serviced units. The project also incorporates commercial, administrative, and entertainment components, while dedicating about 80% of its land to landscaped and open spaces.

Construction is progressing across Livingyards’ developments, with a strong emphasis on adhering to delivery schedules and maintaining quality standards to reinforce customer and investor confidence. The company has already begun delivering units at The Loft Residence Compound, which includes a clubhouse and a commercial and administrative services center. Mountain View has commenced handover procedures for its “MV 1.1” project in New Cairo, less than four years after launch. The milestone follows a field visit by senior management to assess construction progress and readiness.

The tour was led by Chairperson Amr Soliman, joined by Co-CEOs Wael Lotfy and Wael Ezz, and included inspections of MV 1.1 in the Fifth Settlement, Mountain View iCity in New Cairo, and Aliva in Mostakbal City. Representatives from contracting companies executing the projects were also present.

Management reviewed final construction stages and the readiness of residential units and supporting services, noting that MV 1.1’s delivery timeline—completed in under four years—underscores the company’s focus on execution efficiency and adherence to planned schedules.

Soliman emphasized that Mountain View continues to prioritize implementation efficiency across its developments, with MV 1.1 and iCity serving as examples of its ability to translate plans into completed residential communities within targeted timeframes.

Ezz highlighted that the start of deliveries at MV 1.1, alongside ongoing progress at iCity, marks a key milestone that reinforces customer confidence and reflects the company’s commitment to meeting delivery obligations.

Lotfy added that Mountain View is working to balance construction speed with quality standards, supported by close coordination between internal teams and contractors across execution phases.

MV 1.1 spans approximately 127 feddans and includes more than 900 residential units—comprising villas, iVillas, and serviced apartments—alongside commercial and recreational facilities. The project is being delivered in a single phase, with final works nearing completion ahead of handover.

The visit also covered Mountain View iCity, one of the company’s largest projects in New Cairo, extending over 500 feddans. The development features multiple residential zones, open spaces, and integrated services designed to support a comprehensive living environment.

According to the company, such site visits form part of its ongoing monitoring approach to ensure compliance with construction timelines, technical specifications, and delivery plans across its portfolio in East Cairo and other new urban developments.

Winvestor Developments is expanding its real estate portfolio in Egypt through a series of residential and mixed-use projects in key urban areas, including Sheraton, Maadi, and New Cairo. The company is also outlining medium-term investment targets of up to EGP 25bn by 2030, supported by new project launches and strategic partnerships.

Founded in 2021 as a joint Egyptian-Saudi investment platform, Winvestor brings together regional expertise in development, construction, and project management. Its shareholder structure includes partnerships between Egyptian and Saudi investors, with a focus on integrated real estate development models.

I Sheraton Project – Heliopolis
One of the company’s current projects is I Sheraton, located in the Sheraton area of Heliopolis. Positioned as a smart residential compound with a hospitality component, the development combines residential units with managed leasing services.

Built on a land area of approximately 4,650 sqm, the project includes five residential buildings comprising 188 units. Each building consists of two basement levels, a ground floor, and four upper floors. Around 80% of construction has been completed, with phased delivery expected to begin in June and continue until year-end. Unit sizes range from 87 to 207 sqm, catering to diverse residential needs.

The project also incorporates a hospitality management system, enabling owners to lease units under a managed operation model that includes furnishing, marketing, and both short- and long-term rental services.

Capella Residence – Maadi
In Maadi, Winvestor is participating in the development of Capella Residence in El Merag El Sofli. The project is being developed in partnership with IMS Developments and Nasr Housing and Development Company under a public-private partnership model.

Covering approximately 9,227 sqm, the development includes 15 residential buildings with around 280 units. Expected sales are estimated at EGP 1.2bn, with the first phase launched in 2025 achieving sales of about EGP 500m.

Located near key transport corridors—including the Ring Road and major axes connecting New Cairo, Heliopolis, and central Cairo—the project benefits from enhanced accessibility and strong residential demand. Unit sizes range from 85 to 187 sqm, with a focus on mid- to high-end offerings. The design emphasizes sustainability principles, including energy efficiency and green building standards.

New Cairo Mixed-Use Development
Winvestor is also preparing a larger mixed-use project in the Sixth Settlement of New Cairo. Spanning approximately 19 feddans (around 80,000 sqm), the development will include residential, serviced, and hospitality components.

The project will feature a five-star hotel, residential apartments, serviced hotel apartments, and wellness-oriented units under a Wellness Living concept. It is expected to be developed in three phases, with total investments estimated at EGP 5bn and projected sales reaching around EGP 8bn.

The hospitality component is expected to be operated by an international hotel management company from the Red Sea region.

The company reported that around 50% of its sales are generated from Egyptians living abroad, reflecting strong demand from expatriate investors. Its developments are structured around mixed-use and serviced models, combining residential ownership with hotel-style operation systems.

Winvestor emphasized sustainability, smart technologies, and digital systems across its projects. These include smart building management tools, energy efficiency solutions, and integrated operational systems aimed at improving building performance and long-term asset value.

The company also highlighted its strategy of selecting high-growth urban locations and forming strategic partnerships with local developers and state-owned entities where applicable.

Outlook
Winvestor Developments said it is evaluating further expansion opportunities in west Cairo and coastal areas, including the North Coast, as part of its broader regional growth strategy. One Development has commenced excavation and construction works on its Do New Cairo project in New Cairo, while simultaneously launching the development’s second phase.

The company, a subsidiary of Al Gebely Holding, said the move follows the complete sell-out of the project’s first phase and reflects its broader expansion strategy in the Egyptian market.

Ali Al Gebely, Founder and Chairperson of One Development, described the project as part of a wider shift toward mixed-use developments that integrate residential, hospitality, and commercial components. He noted that the scheme is designed to operate under hospitality-style management, incorporating serviced apartments, hotel units, and commercial spaces within a single development.

Located in New Cairo, the project offers direct access to the Ring Road and proximity to key routes such as 90th Street and the New Administrative Capital. According to the company, the location was chosen to capitalize on rising demand in east Cairo.

One Development said the project integrates advanced digital systems to manage services and operations, including a centralized platform for property management and resident services. The development also features leisure and retail components alongside residential and administrative units.

The second phase will focus primarily on commercial units targeting businesses and investors. The company noted that demand for serviced and managed real estate products has grown in recent years, particularly among investors seeking recurring income streams.

The project is being developed in partnership with legendary Egyptian singer Amr Diab, whose brand is incorporated into elements of the development’s concept.

Flexible payment plans are being offered for the newly launched phase, with installment periods extending up to eight years. The company has not disclosed total investment costs for the project.

Upwyde Developments has signed a strategic agreement with Vezeeta to manage and operate a fully integrated medical building within its “Prk Vie” project in New Cairo’s Golden Square.

Under the agreement, Vezeeta will oversee the operation of the facility, which is designed to combine in-person healthcare services with digital solutions for appointment booking and service management, reflecting a hybrid healthcare delivery model.

According to Upwyde Developments, the initiative forms part of its broader strategy to develop mixed-use projects that integrate residential, commercial, administrative, and medical components within a single destination.

Vezeeta said the project marks a further expansion of its operating model into physical healthcare assets, complementing its core digital platform, which connects patients with healthcare providers and supports telemedicine consultations and online bookings.

Fadel Samir, Co-CEO of the Commercial Sector at Upwyde Developments, noted that the partnership aligns with the company’s approach of embedding essential services within its developments, adding that healthcare offerings enhance the overall functionality and appeal of the project.

Choucri Asmar, Chief Corporate Development Officer at Vezeeta, said the agreement reflects broader momentum in Egypt’s healthcare sector and supports improved access to services through the integration of digital and on-the-ground operations.

The medical building will host a range of clinics and healthcare services operated via Vezeeta’s platform, providing access for both patients and practitioners within the Prk Vie development.

Prk Vie is a mixed-use project by Upwyde Developments located in New Cairo’s Fifth Settlement, combining residential, office, retail, and lifestyle components.

Vezeeta operates across several markets in the Middle East and Africa, including Egypt and Saudi Arabia, offering services such as online appointment booking and teleconsultations.
